Worcester 23-Bed Operating Sober Home
Overview
An operating women's recovery residence in Worcester, Massachusetts, offered with the business and the real estate together. Vanderburgh Sober Living created the home from a historic single-family residence and took direct operation of the house in June 2026. A buyer acquires a running program with residents in place, furniture and fixtures included, and an established referral base in central Massachusetts.
Lease and Income Structure
The home sits in a residential neighborhood on Worcester's west side, within reach of the city's hospitals, courts and treatment providers. Worcester is the second largest city in New England and the referral hub for central Massachusetts, which gives a recovery residence here a deeper and steadier intake pipeline than most markets at comparable cost.
Vanderburgh Sober Living converted the property from a historic single-family home. The renovation ran about three months and covered full interior finishes, kitchen and bathroom updates, flooring replacement in high-traffic areas, and structural adjustments that opened up the common spaces. A fire sprinkler system and a fire alarm system were installed with grant funding. A local college donated furniture, and the house has been fully furnished since it opened as the first Vanderburgh residence in Worcester.
The house has run as a women's program for most of its life, under an independent operator until mid-2026. Vanderburgh took over direct operation on June 1, 2026 and runs it today. MASH certification lapsed at that handover and recertification is in progress, so a buyer should plan around that timeline rather than assume a certified home at closing.
What conveys is the real estate and the operating business together: the building, the furniture and fixtures, the residents in place at closing, and the referral relationships that feed the house. It suits an operator who wants a running program rather than a renovation project, or an investor who intends to place a third-party operator under a lease.
