Overview
Lease and Income Structure
The owner is looking for a recovery residence operator to lease the whole house and run it as a sober living home. It is vacant now, so an operator can furnish it and begin intake on their own timeline.
The property
The living areas and hallway have wood-look plank flooring, and French doors open from the main living space onto the backyard. The bedrooms are carpeted, each with a ceiling fan and window blinds. The kitchen has an electric cooktop, wall cabinets and an opening through to the living area. The owner's photos show two bathrooms, one with a walk-in shower and one with a tub and shower combination.
Outside, mature trees shade the front lawn, and a large fenced backyard holds a gazebo and a storage shed, with plenty of room for residents to spend time outdoors.
The home is offered unfurnished. The operator brings the furniture, beds and household setup.
Location
Garland is in Dallas County, northeast of downtown Dallas, inside the Dallas–Fort Worth metro. DART's Blue Line rail serves the city, and I-635 and I-30 connect it to the rest of the region, which matters for residents getting to work and outpatient appointments without a car.
Operating in Texas
Texas does not license sober living homes that deliver no clinical services. Certification is voluntary and runs through TROHN, the Texas Recovery Oriented Housing Network, which is the state's NARR affiliate and the credential most referral sources look for.
Lease terms
Asking $4,000 per month. The lease length and other terms are to be agreed with the owner.
Diligence
Confirm how the City of Garland treats group living at 8 beds before you build a lease-up plan on it. After that: which appliances the owner delivers, who pays utilities, and which repairs and maintenance stay with the owner under the lease.
